Our approach is built around disciplined capital deployment, local market understanding and hands-on project execution. Each investment is assessed through a defined process before capital is committed, with controls in place through acquisition, development and exit.

Every project goes through four stages of evaluation. We assess the market, land and legal position, financial model and overall investment case before the Investment Committee makes a final decision.
Market screening
We assess local demand, supply dynamics and growth prospects to understand the market opportunity.
Land & legal
Title verification, compliance checks and approval assessments are carried out before an acquisition moves forward.
Financial modelling
Each project is evaluated through detailed cost and revenue modelling, including sensitivity analysis.
Investment Committee
The Investment Committee conducts the final review before fund capital is deployed.
CONTROLS BUILT INTO THE INVESTMENT PROCESS
Title due diligence
Transaction documentation and title due diligence are carried out with Category A legal advisors.
Escrow structure
Project accounts are ring-fenced in line with applicable RERA requirements.
JV governance
Joint ventures are monitored through project SPVs with technical and financial oversight.
Phased capital
Capital is deployed against project milestones rather than as an upfront lump sum.
